Providing as much information on each property as possible causes the bidder's comfort level to soar, and the necessary due diligence period is shortened accordingly. It is crucial to provide as much of the following information as possible.

  • An appraisal that is current (within 6 months of auction date) in a PDF format.
  • A current CMA from the assigned Broker as well an MLS printout in PDF format on your listing.
  • An inspection report, if available.  Please post as a PDF.
  • A contractor's estimate (for needed repairs).  Please post as a PDF.
  • A survey of the property, if available. Please scan and input as a PDF document.
  • A lead-based paint brochure if the property was built prior to 1978-either HUD or your REALTORŪ can provide this pamphlet. Post as a PDF.
  • Current photographs of the subject property-a series of at least eight has been proven effective for marketing.
  • A video tour of the property, if time permits.
  • A pest control bond, if available, or a letter from a licensed pest control company that can be updated within 30 days of the closing.Post as a PDF.
  • If there is an existing loan, the current mortgage information and payoff, along with a contact person and the existing loan number.  Post as a PDF.
  • Your REALTORŪ contact information and any references for vendors, such as closing attorneys, inspectors, loan officers, pest control companies, etc. Please post as a PDF and admin will post your contact information to the listing.  A vendor page posted as a PDF will be helpful.
  • A recent title report, a reference for owner's title insurance and a quote, if possible.  Please post as a PDF or have available if a bidder calls you and asks for it.
