Due Diligence Checklist

  • Search for and locate properties in our online catalog.
  • Establish your buying budget.
  • Check the listed property and click on details-review.
    • Examine all PDF files for information (appraisal, disclosures, surveys, floor plans, etc.).
    • Examine all links for additional information such as:
      • Comparable sales
      • Real estate information
      • School information
      • Tax information- If you choose, go to www.statelocalgov.net to find local tax assessor information
    • Note: Access to some information may require a fee to that vendor.
  • Examine PDF files for preliminary title check on file.  If none is posted you will need one done immediately - contact listing agent for a referral.
  • Note dates and times your selected property will be open for inspection. If by appointment only, please allow enough advance time!
  • Select building inspector from ASHI (American Society of Home Inspectors) and consider ordering an inspection of the property.
  • Consider a Home Warranty on the property that you are buying.
  • Contact the listing agent for any additional information.
  • Bid- make an offer
    • Check to see if there is a minimum bid floor to start, this will be in the listing details of that specific property.

  • If you win, prepare to tender a cashier's check or wire transfer to the auction company immediately.
